Privacy Policy
This policy explains what Kingsgate Solutions LLC collects when you use this website or submit a property, why we collect it, who we share it with, and what control you have over it. It is written to be read, not to be skimmed past.
The short version. We collect what you send us about yourself and your property so we can evaluate it and contact you. We share it with the people needed to actually close a real estate transaction, such as attorneys, title companies and potential buyers or partners. We do not sell your personal information.
1. Who this policy covers
This policy applies to Kingsgate Solutions LLC, a North Carolina limited liability company ("Kingsgate," "we," "our," or "us"), and to kingsgatesolutions.com and any email, phone or text message conversation that starts from it.
Contact for any privacy question or request: info@kingsgatesolutions.com.
2. Information we collect
Information you give us directly
- Contact details. Your name, email address and phone number.
- Property information. The property address or parcel number, and details you choose to share about condition, occupancy, repairs, liens, mortgage status, or timing.
- Situation details. If you tell us the property is inherited, in probate, in foreclosure, tenant occupied, or tied to a divorce or estate matter, we record that because it affects whether and how a sale can happen. You decide how much of this to share.
- Investor and partner information. If you are a buyer, wholesaler, agent or investor, the markets, property types, price ranges and deal terms you tell us about.
- Anything else you write. Free-text messages, emails and texts you send us.
Information collected automatically
This is limited to the standard server logs our web host keeps for every visitor to every website:
- IP address, browser type, device type and operating system.
- Pages requested, the date and time of the request, and the referring website where the browser sends one.
We do not run analytics software or set cookies on this site. See section 7.
Information from public and third-party sources
When you submit a property, we look at publicly available records to evaluate it. That can include county tax and assessor records, deed and lien records, recorded plats, GIS and zoning data, probate and estate filings, and comparable sales data from real estate data providers. This is standard due diligence for a property purchase.
What we do not collect. We do not ask for and you should never send us your Social Security number, bank account numbers, card numbers, or copies of government identification through this website or by email or text. If a transaction reaches the point where that information is genuinely required, it is handled by the closing attorney or title company through their own secure process, not by us.
3. How we use your information
- To evaluate the property you submitted and determine whether we are a suitable buyer.
- To contact you about your submission by phone, email or text.
- To prepare, negotiate and perform a purchase agreement if you choose to move forward.
- To match a property with a potential buyer or joint venture partner where that is the appropriate outcome.
- To follow up on a submission over time, including reconnecting later if your situation or the market changes.
- To operate, secure, measure and improve this website.
- To comply with law, respond to legal process, and enforce our agreements.
4. Text messages and phone calls
When you email us and give us your phone number, you agree that we may reply by phone call and by text message at that number, about your inquiry and the property you told us about. Consent is not a condition of any purchase. If you would rather we only reply by email, say so in your message and we will.
Message frequency varies. Message and data rates may apply. Reply STOP to any text message to opt out and we will stop texting that number. Reply HELP for assistance. You can also ask us to stop calling or emailing by writing to info@kingsgatesolutions.com.
Opting out of marketing messages does not stop communications directly required to complete a transaction you are actively part of, such as messages from a closing attorney.
5. When we share information
We share your information only where it is necessary to evaluate, negotiate or close a transaction, or to run our business. Specifically:
- Attorneys and title companies. To run title, prepare documents and close.
- Potential buyers and joint venture partners. If we determine another investor or partner is a better fit for your property, we may share the property details with them. We share what is needed to evaluate the property.
- Inspectors, contractors and appraisers. To assess condition and scope of work.
- Lenders and funding sources. Where financing is part of the transaction.
- Service providers. Our email and text messaging providers, our customer relationship management platform, and our website host. They process information on our behalf under their own terms.
- Legal and safety. Where required by law, subpoena or court order, or to protect our rights, property or safety, or that of others.
- Business transfer. If our business or its assets are sold, merged or reorganized, information may transfer as part of that transaction.
We do not sell your personal information, and we do not share it with unrelated third parties for their own marketing.
6. Legal bases and your choices
We process your information because you asked us to evaluate a property, because we have a legitimate business interest in operating and improving our business, or because you gave consent, for example to receive text messages. Where processing rests on consent, you may withdraw it at any time.
7. Cookies and analytics
This website does not set cookies and does not run an analytics platform. There is no Google Analytics, no advertising pixel and no cross-site tracking on this site.
Our web host keeps standard server logs, described in section 2. Everything else this site needs, including its typefaces, is served from our own domain. The site makes no third-party requests, so no outside company receives your IP address simply because you visited this page.
If we add analytics or any cookie-based technology later, we will update this section and this policy's date before it goes live.
We honor Global Privacy Control signals where our systems receive them.
8. How long we keep information
We keep property submissions and related correspondence for as long as needed to evaluate the property, to follow up, and to meet legal, tax and recordkeeping obligations. Real estate transaction records are typically retained for several years after closing because they may be needed for title, tax or legal purposes. If you ask us to delete your information and we are not required to keep it, we will.
9. Your rights
Depending on where you live, you may have the right to:
- Request a copy of the personal information we hold about you.
- Ask us to correct information that is inaccurate.
- Ask us to delete your information, subject to our legal obligations.
- Opt out of marketing communications at any time.
- Ask us not to sell or share your personal information. We do not sell it.
To make a request, email info@kingsgatesolutions.com. We will respond within the time required by applicable law and generally within 30 days. We will not discriminate against you for exercising any of these rights.
10. Security
We use reasonable administrative and technical safeguards to protect the information you send us, including encrypted connections to this website and access controls on the systems we use. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Email and text message are not secure channels. Please do not send sensitive financial or identity information through them.
11. Third-party links
This site may link to websites we do not control. We are not responsible for their content or their privacy practices. Read their policies before providing information to them.
12. Children
This website is intended for adults conducting real estate business. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.
13. Changes to this policy
We may update this policy. When we do, we will change the effective date at the top. Material changes will be made clear on this page. Continued use of the site after an update means you accept the revised policy.
