Land carries its own questions: access, topography, soil and septic suitability, easements, zoning, buildability, subdivision potential and the path of growth. We underwrite it on those terms.

In plain terms: can you get to it, can you build on it, can water and septic serve it, and is anyone else entitled to use it. Those four answers drive most of what land is worth.

A lot of buyers price land like a smaller house and miss what actually drives value. We look at whether a parcel can be divided, whether it can be served, and where the growth is heading.

You do not need to know any of it before you contact us, and you do not need a survey, a perc test or a cleared lot. What we do need is a clear picture of the title.

How it works

A clear four-step process.

Nothing is binding until both sides sign a purchase agreement. Up to that point there is no obligation on either side.

    Address or parcel number, plus whatever you know about condition and title. It takes a few minutes.

  2. We evaluate it

    We run comparable sales, look at condition, and check for anything that complicates title. For land we also look at access, zoning and use.

  3. We discuss the options

    We tell you what we can do and how we arrived at it. If a traditional listing would serve you better, we will say so.

  4. We agree on the closing plan

    We agree on a closing timeline that works for everyone, then sign a purchase agreement and close through the appropriate closing professional.

What properties does Kingsgate buy?

Houses and land. On the residential side that includes properties needing work, inherited and probate property, rentals, and homes people would rather not list. On the land side, buildable lots, acreage, subdividable parcels and land in a growth path. We also look at select light commercial.

What does Kingsgate do with the properties it buys?

It depends on the property. We may renovate and resell it, hold it as a rental, improve or develop land, bring in a partner, or assign the contract to another buyer. We buy as a principal, for our own account, and we will tell you plainly when another buyer is the better fit.

Do I need to make repairs or clean out the property?

No. We buy as-is, including deferred maintenance, unfinished projects and belongings left behind.

Will I receive full retail value?

Usually not. If your property is in good shape and you have time, listing with an agent generally produces the highest price. A direct sale trades some of that for speed, certainty and selling as-is. Which one is right depends on your situation.

Can Kingsgate help with inherited or probate property?
